First-Time Buyer Report: Southwest Florida, October 2026

Published October 18, 2026 · The first edition of a monthly report for buyers taking their first step

Entry-level townhome community in Southwest Florida with pale stucco buildings, barrel-tile roofs and royal palms on a sunny morning
Condos and townhomes are the entry point for most first-time buyers in Southwest Florida. In Naples the condo median was about $400,000 in July 2026; in Lee County, $219,999.

This Month at a Glance

  • Naples inventory is shrinking. Active listings fell from 4,415 homes in July 2026 to 4,093 in August, down 7.3 percent in one month and down 22.1 percent from a year earlier, per the Naples Area Board of REALTORS.
  • Homes are selling faster. Average days on market in the Naples area fell from 108 days in July to 99 in August. In Lee County, single-family homes averaged 41 days on market in September, and condos 88.
  • Entry-level prices are steady. The Naples condo median was about $400,000 in July 2026 and $448,000 for all of 2025, versus $729,000 for single-family homes. Lee County's September medians were $219,999 for condos and $359,999 for single-family homes.
  • Down payment help exists in both counties. Collier County's SHIP program, Lee County's FirstPlus, HOME and SHIP programs, and the state's Florida Assist and Hometown Heroes programs all offer verified down payment or closing cost help with official links below.
  • The takeaway: you still have room to compare homes and negotiate, but that room is narrowing as we head into high season, so getting financing ready now is the single most useful thing you can do.

This is the first edition of Catalina's monthly First-Time Buyer Report for Southwest Florida. Each month it looks at the market at the price points where first-time buyers actually shop, compares the latest published inventory and days on market to the month before, and points buyers to verified down payment assistance. Everything here is sourced from the Naples Area Board of REALTORS, the Royal Palm Coast Realtor Association, the Marco Island Area Association of REALTORS, the Coconut Coast Organization of REALTORS, and the official program pages linked below.

The short version for October: fewer homes are for sale than a month ago across most of the region, homes are selling a little faster than they were in July, and prices at the entry level have held steady. That combination favors buyers who are ready to move when the right place appears, because the winter high season is about to tighten the market further.

Where First-Time Buyers Shop in Southwest Florida

In Naples and Collier County, the entry tier is condos and townhomes, not single-family homes. The Naples Area Board of REALTORS reported a townhouse and condo median of $448,000 for 2025, compared with $729,000 for single-family homes, and the most recent monthly Naples condo median was about $400,000 in July 2026. In Lee County, where Fort Myers sits, the September median was $219,999 for condos and townhomes and $359,999 for single-family homes. So depending on which city fits your life, the first-time buyer range is roughly the low two hundreds to the mid four hundreds, and the homes in that range are mostly condos, townhomes, and smaller single-family houses.

That matters when you read market headlines. A region-wide median like Naples' $575,000 includes luxury waterfront estates that have nothing to do with a first purchase, so this report tracks the whole market and calls out the entry tier wherever the published data allows.

Naples and Collier County: Inventory Down, Homes Selling Faster

The latest Naples Area Board of REALTORS report covers August 2026, released in late September. Active inventory in the Naples area came in at 4,093 homes, down from 4,415 in July, a drop of 7.3 percent in a single month, and down 22.1 percent from 5,252 a year earlier. Months of supply fell to 5.4 from 8.1 a year ago, a reading that sits on the edge of balance after a long stretch that favored buyers.

Homes are also moving faster. Average days on market fell from 108 days in July to 99 in August, a month-over-month improvement of about 8 percent, and down 7.5 percent from 107 days a year earlier. The median closed price was $575,000 in August, down about 2.5 percent from $590,000 in July and 1.7 percent year over year. Closed sales totaled 627, up 2.0 percent from a year earlier, with 619 pending sales and 792 new listings arriving, down 15.5 percent year over year.

For the condo entry tier specifically, the July 2026 report showed a Naples condo median of $400,000, down 4.8 percent year over year, with condo inventory of 2,244, down 21.6 percent. The next NABOR release will show whether August followed the same pattern for condos alone. If you would like the neighborhood picture behind these numbers, the Naples area guide breaks down each part of town street by street, and the condo buying guide covers the questions specific to condo purchases, from HOA finances to Florida's new structural safety laws.

Lee County and Fort Myers: A Faster Market at a Lower Price

The Royal Palm Coast Realtor Association's September 2026 report, covering Lee and Hendry counties outside Bonita Springs and Estero, showed single-family homes at a $359,999 median sale price with 41 days on market, 6,885 active listings, 981 closed sales, and 790 pending sales. Condos and townhomes came in at a $219,999 median with 88 days on market, 2,442 active listings, 273 closed sales, and 215 pending sales.

On days on market, the month-over-month picture is clear: single-family homes in the Fort Myers region averaged about 47 days in August and finished September at 41 county-wide, while condos moved from 83 days in August to 88 in September. A direct month-over-month comparison of county-wide inventory is not cleanly available this month, because the August inventory figures were published for the Fort Myers region only (1,054 single-family homes and 1,262 condos) while the September totals cover the full RPCRA footprint. I am flagging that rather than blending two numbers that measure different areas. What is safe to say: Lee County has more inventory and meaningfully lower prices than Collier, and its homes sell faster, which is exactly why so many first-time buyers look to Fort Myers, Cape Coral, and the surrounding areas. The Fort Myers area guide explains the market there on the ground.

Quiet street of single-story starter homes in Lee County, Florida with palms and a live oak in morning light
Lee County is where the region's most affordable single-family homes sit: a $359,999 median in September 2026 with 41 days on market.

Bonita Springs, Estero, and Marco Island

Bonita Springs and Estero, tracked together by the Coconut Coast Organization of REALTORS, saw inventory tighten in the most recent July 2026 report, with months of supply down year over year across Southwest Florida. The most recent published median days on market for the combined market was 56 days in the April 2026 report, with a $553,750 median sale price; second quarter 2026 data showed 63 median days on market. Those are the latest published figures available, and I have labeled their months rather than pretending they are current.

Marco Island, reported separately by the Marco Island Area Association of REALTORS, had 358 active listings in September 2026, down 30 percent year over year, with 67 closed sales and medians of $1.6 million for single-family homes and $600,000 for condos. Days on market was not published in the September island report; the most recent figure was 120 average days in June 2026, down from 192 a year earlier. The island is a different segment of the market, and first-time buyers there are rare for one very simple reason: the price. For anyone comparing the island to the mainland, the Naples versus Marco Island guide works through the tradeoffs.

What This Means for You as a First-Time Buyer

Two honest observations from this month's data. First, the market is getting a little more competitive, not less. Naples inventory fell 7.3 percent in one month, and homes there are already selling about nine days faster than they were in July. In Lee County, single-family homes are averaging 41 days on market. That is still enough time to inspect, finance, and decide, but it is shorter than it used to be, and high season has not even arrived yet.

Second, entry-level prices are holding steady, which is genuinely good news. The Naples condo median has been in the low four hundreds for over a year, and Lee County's condos sit near $220,000. Stable prices mean the homes you are saving for are not running away from you, and assistance programs below can stretch your down payment further.

Here is the practical tip for this month: get your financing ready before you tour, not after. That means talking to a lender, getting a pre-approval letter, and asking which down payment assistance programs you qualify for in your county. It takes a week or two, it does not commit you to anything, and it means that when a home you like comes on the market, you can move with confidence instead of watching it sell while you wait for paperwork. In a market where inventory is shrinking month over month, readiness is the single biggest advantage a first-time buyer has. The step-by-step first-time buyer guide walks the whole process from pre-approval to closing, and the buying guide covers it in full detail.

Down Payment Assistance in Southwest Florida

Down payment and closing cost assistance is real and available in this region, and it is one of the most underused tools in first-time buying. The programs below come from official county and state sources. Amounts, income limits, and funding availability change, so treat the figures as current as of October 2026 and confirm the details with the program office or an approved lender before you apply.

Collier County (Naples)

  • Collier County SHIP Purchase Assistance: 0 percent interest loans with no monthly payment, due when you sell or transfer the home. Awards of up to $50,000 for very low income buyers, $30,000 for low income, and $20,000 for moderate income households, with an extra $5,000 to $10,000 for eligible essential services personnel. Phone (239) 252-2338. Official pages: colliercountyhousing.com/buying-a-home/ and collier.gov homebuyers page.
  • Florida Assist (FL Assist): up to $10,000 toward down payment and closing costs as a 0 percent interest, deferred second mortgage, used together with a Florida Housing first mortgage through an approved lender. • Florida Hometown Heroes: assistance of 5 percent of the first mortgage, minimum $10,000 and maximum $35,000, as a 0 percent, 30-year deferred second mortgage for eligible full-time workforce occupations buying a primary residence. Lee County (Fort Myers, Cape Coral)

  • FirstPlus Second DPA, Lee County Housing Finance Authority: up to $10,000 in down payment and closing cost help as a 0 percent interest, 30-year deferred second mortgage with FHA, VA, or USDA-RD loans. First come, first served. Official page: hfaleeco.org/firstplus.

  • HOME Down Payment Assistance, Lee County Human & Veteran Services: up to 10 percent of the purchase price, not exceeding $34,200, for homes more than one year old with a maximum purchase price of $342,000 (figures effective December 1, 2025). Provided as a second mortgage forgiven 10 percent per year over ten years. Official page: leegov.com/dhs/assistance/financial.
  • Lee County SHIP Down Payment and Closing Cost Assistance: grant-style assistance funded through the State Housing Initiatives Partnership for income-qualifying households, distributed first come, first ready with about two to three months of processing time. Phone (239) 533-7953 or (239) 533-7938. Application and details on the same Lee County page.
  • City of Fort Myers Home Purchase Assistance: this program historically offered up to $35,000 to qualifying buyers inside city limits, but it is currently suspended while the city reviews it, per the official city page. Do not plan a purchase around it until it reopens.

A Few Honest Notes About These Programs

Most of these programs are income-qualified, meaning eligibility and award amounts depend on your household income relative to the area median, which the program and your lender will verify. Some require a homebuyer education course, which is genuinely useful. Some Florida Housing programs must be used together with a Florida Housing first mortgage through an approved lender, so the first step is asking a lender which programs pair with the loan you want. Funding cycles open and close, so check the official page for the current status before you spend time on paperwork. I cannot endorse specific eligibility outcomes, but I will happily help you sort through which programs are worth pursuing and connect you with lenders who work with them regularly.

A Note on Fair Housing

Every buyer deserves the same professional, honest service, and I follow the Fair Housing Act in every conversation, tour, and transaction. This report describes homes and markets by price, location, and published data only. It never recommends areas based on who a buyer is, and you should expect the same from any real estate professional you work with. The down payment assistance programs above set their own eligibility rules, which are lawful and verified by the program offices. If you ever feel you were treated differently because of who you are, you can file a complaint with the Department of Housing and Urban Development at hud.gov.

Questions First-Time Buyers Ask Us

What price range should a first-time buyer expect in Naples?

At the entry level, condos and townhomes are the realistic starting point in Naples. The Naples Area Board of REALTORS reported a townhouse and condo median of $448,000 for 2025 and about $400,000 in July 2026, compared with a $729,000 single-family median in 2025. First-time buyers looking at single-family homes in Collier County more often find them in East Naples, Golden Gate, and the more affordable mainland pockets, which the Naples area guide covers by neighborhood.

Is inventory going up or down in Southwest Florida right now?

Down, in the markets that publish comparable month-over-month data. Naples active inventory fell from 4,415 homes in July 2026 to 4,093 in August, down 7.3 percent in one month, and Marco Island inventory was down 30 percent year over year in September. Bonita Springs and Estero also finished their July report with fewer homes for sale than a year earlier. Lee County's September county-wide totals cannot be compared directly to August because the August figure covered the Fort Myers region only, which is why this report labels that gap instead of guessing.

How many days does it take to sell a home in Naples and Fort Myers?

Average days on market in the Naples area was 99 days in August 2026, down from 108 in July. In Lee County, single-family homes averaged 41 days on market in September and condos 88. Bonita Springs and Estero's most recent published figure was 56 median days in April 2026, and Marco Island did not publish days on market in its September report. The practical takeaway: Fort Myers moves fast, Naples gives buyers more time, and both are faster than a year ago.

Is there down payment assistance for first-time buyers in Collier or Lee County?

Yes. Collier County's SHIP Purchase Assistance offers 0 percent interest deferred loans, with official details at colliercountyhousing.com. Lee County offers the FirstPlus Second program and the Market Rate TBA grant through the Lee County Housing Finance Authority, plus HOME and SHIP assistance through the county, all linked above. Florida Housing's state programs (Florida Assist and Hometown Heroes) also apply in both counties. Most are income-qualified, some require a homebuyer education course, and funding can be limited, so check the official pages for current status.

Is now a good time for a first-time buyer in Southwest Florida?

For most first-time buyers, time in the market matters more than timing the market. Prices at the entry level have been stable for over a year, inventory is tightening ahead of high season, and assistance programs can reduce what you need saved. The practical answer is to get pre-approved now, learn the neighborhoods that fit your budget and life, and be ready to move this winter. That combination gives you the best of both sides of the market.
